Initial Consultation

A consultant from Myconos Construction LTD will visit your property to discuss your vision, design preferences, and the planning and building regulation requirements relevant to your project. Following the consultation, we provide a detailed fixed-price quotation along with an initial concept sketch for your proposed extension, loft conversion, or renovation where applicable.

To help you visualise the possibilities for your own home, we can also arrange viewings of similar completed projects in West London and surrounding areas, allowing you to experience the quality of our workmanship first-hand.

Planning & Design Stage

Once you are ready to proceed, a small initial payment secures your booking and allows us to begin the planning and design process. We then assign your project to one of our experienced in-house designers and provide you with a proposed project timeline.

Our payment structure is designed to offer reassurance and transparency, with staged payments made only as work progresses.

Full Property Survey

One of our architectural designers will carry out a comprehensive measured survey of your property. This typically takes around 1–2 hours, depending on the size and complexity of the project.

Following the survey, our team prepares the architectural drawings and technical plans required for planning permission and lawful development applications. The design and submission process generally takes between 2–4 weeks.

Architectural Drawings & Council Submission

Once the drawings are completed, we will send you the full architectural plans for approval. After final confirmation, the plans are submitted to your local authority together with the relevant planning application or lawful development certificate request.

Planning decisions are typically issued within approximately eight weeks, depending on the local council.

Party Wall Matters

Where required, party wall notices must be served to neighbouring properties prior to construction commencing. We can introduce you to an experienced party wall surveyor who can assist with the process and provide the necessary documentation.

We recommend serving notices at the earliest opportunity to avoid delays once planning consent has been granted.

Planning Approval & Building Regulations

Shortly before construction begins, Myconos Construction LTD will handle the building regulations application on your behalf.

Once planning approval and statutory permissions are in place, construction can usually commence within 2–4 weeks.

Working Closely With You

Before work starts, you will meet with your dedicated consultant and site foreman during a pre-construction meeting. This allows us to finalise project details, discuss schedules, establish communication channels, and explain how we will protect your home while minimising disruption throughout the build.

We believe clear communication and careful planning are essential to delivering a smooth, stress-free construction experience.

Construction Phase

Our building team will arrive on the agreed start date, with all necessary preparations already completed, including scaffolding, site protection, and waste management arrangements where required.

Every project is delivered by skilled tradespeople and overseen by experienced site management to ensure the highest standards of workmanship, safety, and efficiency.

Regular Progress Updates

Throughout the construction process, your dedicated consultant or project assessor will carry out regular site visits to monitor progress, quality, and adherence to schedule.

Our office team remains available Monday to Friday to answer questions and provide support at every stage of your project.

Completion & Handover

Typical construction times are approximately:

  • Loft Conversions: 5–7 weeks
  • Home Extensions: 7–10 weeks
  • Basement Conversions: 3–6 months

Upon completion, you will receive all relevant completion documentation, including building regulations certification, planning approval records, and a workmanship guarantee for complete peace of mind.
